Dilapidations
As a landlord, you will want to preserve the value of your asset and be compensated for any losses that you incur as a result of your tenant failing to comply with their lease obligations.
As a tenant, you will need advice on the validity and quantum of your landlord’s claim, as well as any statutory protection. In either situation, you need an experienced building surveyor with knowledge of the legislation, procedures, remedial work options and costs. Party Walls
If you own a property and want to carry out work to a party structure (such as a shared wall, intermediate floors or other boundaries between your property) or if you are notified that your neighbour wants to carry out such works then you will need to engage the services of a party wall surveyor to facilitate the process, notify all the parties involved and issue a written document called the award to formalise any agreement between the building and adjoining owner.
Prior to works commencing on site, it is necessary to take a Schedule of Condition of adjoining buildings to enable a re-inspect the property on completion and ascertain whether or not any damage was done, and also direct what repairs should be carried out.
